Character
Pretty River Estates is part of the newer growth on Collingwood's south end, near Poplar Side Road. The Pretty River is a big part of the area's name and feel, and the Town's East Circle trail route follows the river through town.
Homes you'll find
The homes were built by Briarwood in five models ranging from about 1,040 to 3,010 square feet, with 2 to 4 bedrooms. There's a mix of townhomes, bungalows and two-storey detached homes, so it's one of the more flexible neighbourhoods for different budgets.
Amenities & walkability
The south end is growing. The planned new hospital site at Poplar Side Road and Raglan Street is close by, and shopping on First Street is a short drive north.
Trails nearby
The Train Trail crosses Poplar Side Road (there's a map board there), and the East Circle route follows the Pretty River. That gives you a direct trail link to downtown and to the extended rail trail toward Stayner and beyond.
Who it suits
First-time buyers, young families and move-up buyers who want a newer home and are happy to be a short drive from downtown.
Schools & shops
Collingwood's public elementary schools are Admiral Collingwood, Cameron Street, Connaught and Mountain View; high school students attend Collingwood Collegiate Institute (public) or Our Lady of the Bay (Catholic). School boundaries shift as town grows, so I always have buyers confirm the school for a specific address with the board's school locator before they fall in love with a house.
Peter's take
Newer subdivisions like Pretty River Estates are where I often see first-time buyers get into a detached home or townhome. Ask me about the first-time buyer land transfer tax refund too.
