Character
Mair Mills has a more suburban, executive feel, with larger detached homes on quiet crescents. Its location on the southwest side of town is a real selling point for families who ski: you're close to Blue Mountain, but you're still in town for schools and errands.
Homes you'll find
Expect larger detached homes, many of them two-storey, on established streets. Because sizes and finishes vary a lot, recent comparable sales on the same streets matter more than town-wide averages, and that's something I can pull for you.
Amenities & walkability
Mair Mills Park, at Mountain Road and Kells Crescent, has a tennis court, playground, paved path and covered picnic area. Shopping on First Street (Highway 26) and the west-end stores are a short drive.
Trails nearby
The town trail network is close by, and Mountain Road is an easy way to reach the Blue Mountain area for biking and hiking in summer.
Who it suits
Growing families, skiers who want to live in town, and move-up buyers looking for a bigger detached home.
Schools & shops
Collingwood's public elementary schools are Admiral Collingwood, Cameron Street, Connaught and Mountain View; high school students attend Collingwood Collegiate Institute (public) or Our Lady of the Bay (Catholic). School boundaries shift as town grows, so I always have buyers confirm the school for a specific address with the board's school locator before they fall in love with a house.
Peter's take
Mair Mills is a good middle ground: more room than the older parts of town, and you can be on the ski hill in a few minutes.
