Collingwood real estate FAQ

Straight answers to the questions I'm asked most about buying, selling and living in Collingwood.

Is there a municipal land transfer tax in Collingwood?

No. In Ontario only Toronto charges a municipal land transfer tax. In Collingwood you pay the provincial land transfer tax only. Use my land transfer tax calculator to estimate it.

Do first-time buyers get a land transfer tax break?

Yes. Eligible first-time buyers can get a refund of up to $4,000, so there's no tax on the first $368,000. You must move in within 9 months and apply within 18 months, and neither you nor your spouse can have owned a home while married. Your lawyer usually handles it at closing.

Can I see recent sold prices on this website?

Not publicly. Ontario's MLS® rules only allow sold prices to be shown to registered users on a password-protected site, or shared by a REALTOR® with their clients. Just ask, and I'll send you recent sales for any neighbourhood personally.

Can I rent my Collingwood property short-term?

Rentals of 28 days or less need a Town licence. Licences are tied to the operator's principal residence in a single detached home (including an additional unit on that lot), are renewed annually and are capped at 200 town-wide. Condo corporations also have their own rules. Check both before you buy.

Which school would my children attend?

Collingwood has public elementary schools (Admiral Collingwood, Cameron Street, Connaught and Mountain View), Catholic elementary schools, and two high schools: Collingwood Collegiate Institute and Our Lady of the Bay. Boundaries change as the town grows, so confirm the school for a specific address with the board's locator.

Are e-bikes allowed on Collingwood's trails?

E-bikes aren't permitted on the Town's multi-use trails. Pedal-assist bikes are allowed if the motor only assists up to 25 km/h and the bike weighs under 40 kg.

Can I bike from Collingwood to Thornbury and Meaford?

Yes. The Georgian Trail is a 34 km multi-use rail trail from Collingwood through Craigleith and Thornbury to Meaford. It follows an old railway line, so the grades are gentle and it's great for families. See my trails guide.

How far is Collingwood from Toronto?

About a 2 to 2¼ hour drive, roughly 130–150 km, depending on traffic and where in the city you're going.

What's the difference between a condo and a freehold home on common elements?

With a typical condo you own your unit and share ownership of the building and grounds. In a common-elements community, like many homes in Blue Shores, you own your house and lot outright but pay a monthly fee for shared amenities and roads. Fees and rules differ, so I review them with you before you commit.

Do I need a permit to renovate a downtown home?

If the home is in the Heritage Conservation District, exterior changes may need a heritage permit in addition to any building permit. Check with the Town before you plan work.
