Character
For generations the shipyard was the reason Collingwood existed. Today the old shipyard lands along the harbour have been turned into a neighbourhood with a European waterside feel: walkways along the water, bike lanes, and homes that face the harbour and the Terminals. It's a short walk to Hurontario Street, which is what really sets it apart from the resort communities farther west.
Homes you'll find
The Shipyards is made up of low-rise condominium buildings and townhomes. Published sizes range from about 800 square feet to roughly 3,650 square feet, so there's everything from a compact condo to a large multi-level townhome. Because it's newer construction, I help buyers look closely at condo status certificates, fees and what's included, and at any remaining builder warranty (Tarion) coverage on resales.
Amenities & walkability
This is about as walkable as Collingwood gets for newer homes. Downtown restaurants, shops, the library and the farmers' market are all close, and the Waterfront Promenade and harbour paths run right through the community.
Trails nearby
The Shipyards ties into the Town trail network, including the Harbour Circle route. From here you can walk or bike along the waterfront, pick up the Georgian Trail to the west or connect to the Train Trail heading south.
Who it suits
Downsizers who want new construction without giving up walkability, professionals and couples who want to walk to dinner, and second-home buyers who like the low-maintenance, lock-and-leave lifestyle.
Schools & shops
Collingwood's public elementary schools are Admiral Collingwood, Cameron Street, Connaught and Mountain View; high school students attend Collingwood Collegiate Institute (public) or Our Lady of the Bay (Catholic). School boundaries shift as town grows, so I always have buyers confirm the school for a specific address with the board's school locator before they fall in love with a house.
Peter's take
I especially like The Shipyards. Stand on the promenade on a summer evening as the sun drops behind the Terminals and you'll understand why. Ask me about units that face the water versus inland, because the view and the price can differ quite a bit.
