Character
Wasaga Beach is the busiest summer spot on the bay, but most of the town is quiet residential streets. The older areas near the water are a patchwork of cottages on closely spaced, wooded side streets, many of them converted to year-round homes. Farther from the beach you'll find newer, more suburban subdivisions. The Main End (Beach Area 1) is being redeveloped: construction on the first phase of new townhomes and retail began in June 2025, and Beach Drive is being raised as part of the project, so expect work there through 2026.
Homes you'll find
This is one of the more varied housing markets in the area. You'll see original cottages and bungalows, many updated and some ready for a rebuild, alongside newer detached homes and townhomes in planned subdivisions. Waterfront and water-view homes are a small slice of the market. Most homes are a short walk or bike ride from one of the beach areas.
Amenities & things to do
The Town lists eight beach areas, from busy Beach Area 1 and the Boardwalk at Beach Area 2 to quieter Allenwood Beach at the east end, which has a kiteboard launch. Wasaga Beach Provincial Park also runs the Wasaga Nordic & Trail Centre. In town there's the RecPlex (with a YMCA), the Wasaga Stars Arena with the public library (opened January 2024), and local transit. Simcoe County LINX buses connect to Collingwood and Barrie.
Trails & outdoors
The Wasaga Nordic & Trail Centre, part of the provincial park, has more than 50 km of trails for hiking and biking in the warmer months and cross-country skiing in winter. The dunes and forest behind the beach are part of the same provincial park.
Who it suits
First-time buyers, retirees who want one-floor living near the sand, families who want more house and yard for the money, and anyone who'd rather walk to the beach than drive to it.
Schools
Public and Catholic elementary schools serve the town, including Birchview Dunes, Worsley, Wasaga Beach Public School and St. Noel Chabanel. Wasaga Beach doesn't have its own high school yet, so students travel to schools in nearby communities. New secondary schools are planned, with the first scheduled for September 2027. Always confirm the current school for a specific address with the Simcoe County District School Board or Simcoe Muskoka Catholic District School Board.
Short-term rental rules
The Town requires a licence to rent a home for 30 days or less. Under By-law 2026-08, in effect since March 1, 2026, licences renew every April 1. Requirements include $5 million in liability insurance and a Neighbourhood Partnership Plan covering parking, garbage and noise. There's also a renter code of conduct, demerit points tied to penalties, and a public registry of licensed properties. If rental income is part of your plan, check the Town's current rules before you firm up an offer.
Peter's take
Wasaga rewards a street-by-street search. Two homes a few blocks apart can feel completely different depending on how close they are to the busiest beach areas in July. I'm happy to drive the streets with you before you commit.
